A lengthy, tiled entrance hall, with a side window, welcomes you into this delightful home. The first room leading from here is the spacious kitchen/breakfast room, which is fitted with a sleek and modern range of units and tiled floor. Integrated appliances include a dishwasher, fridge, washing machine, electric oven with gas hob and extractor hood above. Further along the hallway, is a generous sized cloakroom with a WC and hand basin. The sizeable lounge is a gorgeous, bright and sunny room to relax in, with French doors opening onto the SOUTH FACING GARDEN. The private garden has a patio with plenty of room for al fresco dining, and a lawn with a paved area in the corner to sit and enjoy the rays of the evening sun. Bookham village has a short high street at its centre, which has a wide range of shops and services, including a traditional butchers and greengrocers, Boots Chemist, a Co-operative supermarket, hairdressers, barbers hardware shop, and a good choice of pubs and tea rooms. The beautiful Rayleigh House at the top of the high street; was originally built as the Victoria Temperance Hotel by Mary Chrystie, now contains a healthcare practice. The Old Barn Hall is the main community centre, regularly used for staging amateur dramatics productions and hosting parties and receptions. Bookham lies on the edge of the Surrey Hills Area of Outstanding Natural Beauty, which includes the renowned Box Hill. The village is also well known as the location of Polesden Lacey; a country house on the southern edge of the village, surrounded by more than 1,000 acres (4.0 km2) of grounds, now owned by the National Trust and open to the public. The property is within five minutes walk of the High Street, and a twenty-minute walk to Bookham mainline train station. Guildford is a thirty-minute drive away, and the A3; which provides a fast route to London or Portsmouth is approx. a ten-minute drive.
